When you want to sell your home as-is and you don’t want to do repairs. The buyer is then notified of what potential repairs may be needed. Also if you have a home in great condition, it sometimes pinpoints areas that you may want to look at repairing before placing it on the market. This eliminates haggling about repairs during the contract period.
Do I want to try to buy before I sell – when and how is that an option?
Several different loan companies offer a buy now, sell later option (e.g. Homeward, Knock, and Ameritrust… to name a few). With the help of your agent, they get a CMA of your current home, evaluate your purchasing power, and write you an approval letter for a value you can spend on your new purchase. They can be pretty aggressive on option period and appraisal. They will submit a cash offer on your purchase–they purchase the home in cash and you pay a lease. Once you have completed the sale of your home, they finance the home you purchased and the transaction is completed. You own your home. Fix before I sell? Pay later?
So is your home dated or needs some repairs to bring it top value. I can help you decide what are the best places to improve your home. Painting and changing out a couple of light fixtures can bring new life to your home before you sell. Don’t have the money. There are companies like Curbio that will provide you with cash and expertise to pay for your updates and you don’t pay until your house closes. Due to labor shortages please be careful when choosing any contractor to perform work for you. I also can offer services to you that you can pay at the end of close…ask me how it works.
Am I moving, do I need a referral?
If you love your agent and you are moving out of the area – let them refer you to an expert – we know experts in other markets that can help you get the expertise you need to navigate the competitive marketplace. We do earn a portion of the commission when you purchase your new house. Referrals are an important part of any agent’s business.
